Patricia did an outstanding job during our relocation to the Seattle/Kirkland area. She was professional, thorough, hard working and a pleasure to work with through the process. We absolutely LOVE our house and would highly recommend Patricia to anyone moving to the Kirkland/Bellevue area!!
Fabulous! Thank you for all your support. Yes, Patricia is the best; she and David are a skilled team committed to outstanding customer service. Doug and I are 100% happy with our experience selling the house.
Thank you for your phone call to let us know you were thinking about Phyllis. Now, I know that you are even more than a full service realtor - and I wish that we were not out of houses to sell.
Thanks for your patience and support for the last 6 months. Your expertise, ability to decipher our conflicting messages and tenacity to keep us on task made this search one of the most productive we have had in 25 years. I believe we got a great fit.
Patricia's amazing combination of experience, expertise, tenacity, professionalism and customer service made our recent real estate transaction just about as straight-forward as it could possibly be.
We can't recommend Patricia highly enough, and hopefully she’s still working if we ever decide to move on from the dream home she helped us find!
I think about you so often and, when I do, I send everlasting thanks to you for ALL your hard work on our behalf. Steve and I will ALWAYS be grateful for your patient guidance and care you bestowed upon us. We continue to ADORE our house, its location and our wonderful neighborhood.

Patricia has handled three personal transactions for us – purchase in Redmond, sale in Edgewood, & sale in Redmond. We like working with her because she is efficient, totally professional, uses technology to get the most visibility and efficiency, and always follows through. I really can’t think of anything we wished she would have done differently. The fact that she works in tandem with David, her husband, is also a benefit. Her access to related services has also been very helpful. She has put us in touch with a number of companies that we have either used during a move, or have connected with related to our construction business. They have experience with relocation transactions, so they know the process. Moving can be stressful, but we have always felt confident and secure in our choice of working with Patricia. Our sale in Edgewood was right as the market was heading down. It was a necessary move, but during a difficult time to sell, and Patricia was able to draw on several resources that we feel helped find a buyer more quickly. She has a great staging/space consultant that she hired to make some adjustments to our furnishings inside and outside the home. She also understands the way people use technology to search for real estate today, and made sure our listing would reach those active buyers. (Part of that expertise comes from her background in the telecommunications industry, and it has obviously played well for her in the real estate business.) We would recommend Patricia and David without hesitation! I think you would be very pleased.
I have relocated with my company six times in the last 14 years. Sold six homes and bought six homes. I have had good realtors and not so good realtors during these relocations. I can honestly say that Patricia Wangsness is outstanding and the best realtor I have ever worked with.
When I relocated to Seattle, the relocation company set me up with Patricia to help me find a home. I was so impressed with her work, that when I was asked to relocate again after only 20 months, I immediately called Patricia and asked her if she would sell my home in Redmond. It was sold quickly, at a price I was happy with and most importantly, above the buyout price from my relocation company.
Patricia is extremely hard working, very responsive to her clients (and my relocation company), is well connected in the Seattle area and really knows the real estate market. In addition, I was impressed with the marketing she did for my home, by using a professional photographer to take pictures of my home, as well as create a video tour.
I would not hesitate to use her again if I ever had a need in the Seattle area. Feel free to call me if you would like any additional commentary.
The best thing about working with Patricia is her calm confidence and willingness to do anything that needs to be done. Whether it was opening the house for us on the 80th time, meeting the inspector, handling title or following up on addendum items, she never let her busy schedule or concerns about financing, etc betray her calm demeanor. She has an efficiency that lends confidence and I think that is the most important thing you can give a client. Value can be established, buyers are savvy and sellers can do a certain level of marketing, but having someone that’s so efficient that the process seems flawless is an asset that not everyone offers – I think that was the best thing we got from her. She was also very open minded – when I wanted to make a lower offer, she discussed it with me, but she was open to trying it and it paid off. I know from experience years ago that not every agent is open minded. On the flip side, I like that she is not afraid to tell me when she thinks I’m wrong – she is the professional and she is able to assert it without making it an issue.
Patricia put together a profile of homes in areas I wanted to review within the right price range; she was candid, concise and honest. I would work with Patricia again and would refer her to my friends and colleagues.
Patricia was all that I had hoped for in an agent and none of the negative things I had experienced with other agents. I respect her and believe she feels the same about me. I count her as my friend and have recommended her to others. If I were looking for property in Washington State again, Patricia would be my first choice as a professional, hard-working, honest agent!!
David and Patricia restored my faith in realtors! My first experience of buying a home came with lots of negatives. This time was the opposite. They zeroed in on our needs and desires and found us the perfect home. Each step of the way went smoothly thanks to their expertise and great organization. I greatly enjoyed working with them and would recommend them to family and friends.
It was a pleasure to work with Patricia and David Wangsness. They are both extremely knowledgeable, very creative and really nice and honest people. In a difficult real estate market, they did everything to sell our property. They came up with innovative ideas and worked tirelessly to get it sold. In addition, they always kept us updated on the progress and gave their opinions and recommendations which we welcomed. In the end, their hard work and perseverance paid off and our property sold! We would recommend them highly!

We recently sold our mother’s house. It went on the market in June 2007, right after the collapse in the real estate market began. We couldn’t have chosen anyone better to handle the sale than Patricia and David Wangsness. It took a year, but in that time Patricia was there with suggestions and ideas, including an art exhibit at the house!, to draw people in, and most important, moral support every step of the way. She kept saying thatwhen the right person came along, it would take off. She was absolutely right! Not only were we selling the house, but we were also trying to do a boundary line adjustment at the same time. With each turn of events she was there to guide me thru the maze and help expedite whatever paperwork needed to be done. You definitely knew that she doesn’t just hang out the sign and wait to see what happens. She is committed to “the cause” from start to finish and beyond. I can’t imagine having had anyone else to help us thru the process and keep our spirits up along the way. Thank you Patricia!
Patricia was referred to me by our financial planner, Ellen Weber. I hired her for basic real estate duties, i.e., to help me find a place that fit my budget, my tastes and my location. What had the biggest impact? Her responsiveness. If I called at 9:30 on a Wednesday night, she’d answer me or call me back 10 minutes later. She was very responsive on emails. I never had to sit and wait for her. She was able to find a place fairly quickly, pretty much in my price range. It was what it I was looking for.
Patricia’s professional skill set is very good. What I found most important to me and most helpful were her responsiveness, her ability to—at any time throughout the buying and selling process– help to work through and weigh the issues, so that we could come to a resolution.
Patricia is easy to talk to. She was good reassuring me,“We’ll get it worked out. “ She is working with my ex-wife to sell the house. She has a “We‘ll get it taken care of” attitude.
The last time I dealt with buying/selling a house was in 2000 so there was no email and less cell phone coverage. It was a completely different playing ground. Her use of technology plays a big part in this impression of mine. She carries a Blackberry and stays on top of her email.
Five words to describe Patricia: Responsive, Professional, Personable, Organized, And Helpful. Thosewere the major things that stood out to me.
We truly appreciated Patricia’s knowledge and professionalism in helping us to locate an area and close on a house. The perfect personal touch was her hand-delivered dinner from Maggiano’s once we’d moved in. This unexpected surprise couldn’t have come at a better time!
Patricia balances her professional services so nicely with her personal touches. Moving can be emotional and stressful at times and we feel very fortunate to have Patricia representing us.
We met Patricia through the relocation services that my husband’s company, Nintendo, provided. They provided uswith two realtors who we interviewed. We went with Patricia. Patricia was chosen because she was extremely professional in her demeanor. I really connected with her because she was just back from the east coast. In chatting, I found that she could relate to what I was thinking. She answered the questions pretty clearly versus the other realtor who was all over the board. She was more knowledgeable and extremely professional. I was pleased with that. She went about it like I had imagined she would. She was on target with what I was thinking, including target areas. She helped us venture out to areas that we weren’t thinking of. We looked at other cities. She was very versatile. Nothing surprised us or upset us with her process. She was flexible.I think that her professionalism really carried us through…bargaining with the other realtor, for example. She brought a great wealth of knowledge as far as the area. We felt comfortable with our decision. We relied on what she had to say and her thoughts, her knowledge, and help with making our final decision. Personally, her knowledge made a great impact on our decision-making.
She had all the qualities that I look for in those I like to work with. i.e., punctual, responsive, type-A personality, versatile, very detailed, responsive, responsible, extremely professional. She really carried us through in meeting numerous builders, in bargaining, in contract power. All that played a huge part. Her appearance makes a huge difference as well. She’s just a classy, extremely professional looking woman. (I told my husband and he said that I shouldn’t say things like this… the other gentleman we interviewed was kind of casual, sort of like homes just fell into his lap. He looked like the guy next-door, not professional, just a friend who’s calling you up going to show you homes. He was very nice. He just didn’t have a level of professionalism.
Five words to describe Patricia: Knowledgeable, Versatile, Patient, Responsive, And Intelligent.
I found Patricia’s website by searching on the Internet. I wasn’t interested in using any of the other real estate contacts I had. I was looking for a buyer’s agent to represent my husband and me. I didn’t want to use someoneby default or use the seller’s agent. I would describe Patricia’s skill set as very thorough, confident in her knowledge, tech-savvy. She uses the Internet quite well.
Her personal skill set could be described as one that gives comfort and confidence to the client. We have never used the same realtor to buy and to sell. Patricia made us comfortable with her personal approach. She helped us get integrated into a new area for us. She has a lot of contacts and is very involved. That impressed me. We knew that she wouldn’t disappear, once the transaction was closed. The connection would remain.
She was good about giving us a lot of choices. She showed us around the area and she actually found our home for us. She was very helpful in getting us reacquainted with the area. We basically did not know where we wanted to live. She’s very people-oriented. This was more important to me than my husband.
Five words to describe Patricia: Efficient, Trustworthy, Dependable, Empathetic/Caring, Knowledgeable. Buying and selling is stressful. Her confidence made us feel comfortable. We felt that she was a good person to have on our side.
Just wanted to say “thank you” for the weekend you spent with me. I appreciate your time and work you put in it. The tour books were fantastic! I can’t believe you got them ready on such short notice. Your knowledge of the homes and the area will make the decision making process a lot easier for our family.Thank you so much and I look forward to another “tour” with you as our guide again.
Thank you so much. You really guided us through this house buying process beautifully. the contractors and professionals you brought in to help us are obviously some of the best in the area. Your calm and patience and ability to point out the good, the concerns and remind me of my own wish list were just what was needed.
What a bonus to have Patricia involved. There were times it was obvious that she was also looking out for us and offering her experience to the process…You made it a great and successful experience.

Patricia and David Wangsness were totally professional from start to finish in the process of selling our home. The coaching we received before putting the house on the market helped us to position the property in the best light. We sold during this most challenging downturn in the economy and housing market and through it all they kept a very positive attitude, which was evident not only to us but to potential buyers. The regular flow of market information and updates on the local market were super helpful. But most importantly they made a point of really listening to us and representing us well.
We highly recommend Patricia and David- real pro’s and great people!
